Booking Terms & Conditions

By making a booking with us, you agree to the following terms and conditions:

1.	Arrivals:	Check-in: 2pm–5pm Late arrivals can be accommodated by prior arrangement with Management. Please leave keys in our drop box.
2.	Departures:	Check out prior to 10am
3.	Minimum Stays:	A minimum stay of 2 nights applies to all reservations. Minimum stay requirements during peak periods and special events are subject to Management approval and may be changed at any time.
4.	Age:	You must be at least 18 years of age to book accommodation.
5.	Payment Policy:	A valid credit card must be held on file to secure all bookings, regardless of the method of payment. All credit card details will be kept secure. We reserve the right to charge the credit card for the booking up to 7 days prior to arrival. In addition, the card may be charged for the following: Damage to the apartment Loss of or theft from the apartment Excessive cleaning charges Disturbances associated with the rental of the apartment. Any disturbance caused by the guest or their party that impacts other guests may incur additional charges and may result in immediate eviction if required. Debt collection costs, if required We accept payment by Visa, Mastercard, or direct credit to our bank account.
6.	Deposits:	For standard bookings, a $50 deposit will be charged at the time of booking. For group bookings, bookings during public holidays, and long-term stays of more than 2 weeks, a minimum deposit equal to 1 night’s stay is required.
7.	Cancellations:	A minimum cancellation fee of $50 applies to all cancellations. Reservations cancelled within 7 days of the arrival date, or in the event of a no-show, will incur a cancellation fee equal to the full booking value. Special events: Cancellations made within 30 days of arrival will incur a cancellation fee equal to 1 night’s stay per apartment.
8.	Servicing:	All apartments are privately owned and are not serviced for stays of less than 7 days. Additional servicing may be arranged on request and charges will apply. Bookings of 7 days or more include a mid-stay clean, or weekly servicing for longer stays, at no extra charge. This service includes fresh linen, towels, and vacuuming throughout your stay.
9.	Additional Guests:	Each apartment has a maximum occupancy. Any additional guest above the minimum base rate will incur a charge of $30 per guest, per night, subject to Management approval. Visitors are permitted on site only with prior approval from Management.
10.	Car Parking:	Each apartment includes up to two secure underground car parks. Additional parking may be available, subject to Management approval. Outdoor parking is also available.
11.	Strict No Party Policy:	Parties are strictly prohibited. This policy is enforced at all times by the onsite manager, and call-out fees will apply.
12.	Non-Smoking:	We are a non-smoking building, and smoking is not permitted anywhere on the property grounds. Evidence of smoking in any room will result in a cleaning fee charged to the guest.
13.	Force Majeure:	We will not be in breach of this agreement or liable to any party if we are prevented from complying with this agreement due to an act of God, act of terrorism, war, civil unrest, earthquake, riot, explosion, compliance with any law or governmental order, rule or regulation, strikes, lockouts, or any other cause beyond our reasonable control. We will not be liable for any loss or damage of any kind arising from such events. We reserve the right to change our booking and cancellation policy at any time.
